Variation 1

Residential Centres

The purpose of the Variation was to address an oversight in the Plan rules that applied in the Residential Zone of the Hamilton City Proposed District Plan. 

There was an anomaly when applying the standards for activities in the Residential Zone that set more strict controls for traditional detached dwelling houses than what was required for other more intensive forms of residential development, such as Residential Centres. 

The Variation addressed this oversight by requiring additional environmental performance standards are met to ensure that the character and amenity values of residential areas are protected. 

The decisions made by Council regarding this Variation took effect from 27th November 2002. No appeals were received. The Variation is therefore beyond challenge and forms part of the Proposed District Plan.
