Hamilton City Council is calling for applications from developers and landowners to create the first Special Housing Areas in the city.

Special Housing Areas will help bring housing to the market more quickly, through an accelerated resource consenting process.

The Council will call for new proposals four times a year and the first round is now open until Friday 29 September. The first round of proposals received will be presented at a Council meeting in October to decide which proposals will go through in-depth evaluation.

A report of recommended proposals, following in-depth evaluation, will be taken to the Mayor and Councillors for consideration and recommendation to the Minister of Building and Construction in December. Each recommended proposal will need to address and satisfy the criteria with the Special Housing Areas Policy.

Hamilton City Council’s Economic Growth and Planning Manager, Luke O’Dwyer, says there are at least six potential sites that have informally expressed interest.

“The potential proposals could include anything from a smaller piece of land in an existing residential area to proposals which may be suitable for housing development on sites not currently zoned residential,” says Mr O’Dwyer.

“Our free pre-application meeting service for resource consents is available for all potential SHA site applicants to come and discuss their plans before submitting proposals.

“It’s exciting to get this process underway. Hopefully we will be able to have approved SHAs early next year to begin the accelerated consent process.”

The Council approved its Special Housing Areas Policy in August following community feedback.

Defining Special Housing Areas is a way for the Council to deliver its commitment to increase housing supply and affordability outlined in the Housing Accord.
